The service

What is dustless floor demolition?

Dustless floor demolition is floor removal with the dust pulled into a vacuum at the tool. The hammer, chipping tool or grinder breaks up the old floor while an attached shroud and extraction hose catch the powder before it spreads through your house.

Every floor removal is really three jobs. Lift the old floor. Take off what held it down, whether that's thinset, a mortar bed, glue or mastic. Then get every piece out of the house. We do all three, so your installer walks in to a clean slab or subfloor.

It matters more in a growing town like Haslet. Haslet went from 1,952 people in the 2020 census to an estimated 3,861 in 2023, and newer open plan homes often run one floor through the kitchen, living room and halls. Change that floor and the dust has half the house to travel through.

Scope

What's included with every floor removal

Here's what the price covers, and what it doesn't, before you pick up the phone.

Included

  • A walkthrough or photo review, and a free estimate
  • Plastic over doorways, cabinets and air vents
  • Floor protection outside the work area
  • Removal with a vacuum on every cutting and grinding tool
  • Thinset, glue or mastic taken down for your next floor
  • Debris loaded and hauled in our own trailer
  • Vacuum and wipe down before we leave

Not included

  • Asbestos testing or abatement. Suspect flooring needs a Texas licensed asbestos firm before anyone breaks it.
  • Installing your new tile, wood or vinyl. We prep the surface for your installer. The one floor we install ourselves is flake epoxy on concrete.
  • Anything not written on your estimate. If it matters to you, like saving baseboards or moving furniture, ask us to put it in writing.

Estimates are free. Photos by text or WhatsApp are enough to start.

How it works

How dustless floor removal works, from first text to clean slab

Six steps. The first one takes about two minutes on your phone.

  1. Step 01

    Text or call with photos

Send a few photos of the floor, the rough square footage and your Haslet address to (817) 873 9979.

  2. Step 02

    Get a free estimate

We confirm the floor type, what's under it and what's staying. Then you get a price and a start date.

  3. Step 03

    We protect the house

Plastic goes over doorways, cabinets and vents. Floors outside the work area get covered.

  4. Step 04

    The floor comes up

Tile, stone, wood or vinyl comes out with every tool connected to a dust extraction vacuum.

  5. Step 05

    We prep the surface

Thinset, mortar or glue comes off, so the slab or subfloor is ready for your installer.

  6. Step 06

    We haul it and clean

Debris leaves in our trailer. The plastic comes down and the area gets vacuumed.

Side by side

Dustless vs traditional floor demolition

Both methods get the old floor out. The difference is where the dust ends up afterward.

Dustless floor demolition

  • A vacuum pulls the dust off the tool as it's made
  • Plastic goes over doorways, cabinets and vents first
  • Floors outside the work area stay covered
  • Debris is bagged and hauled as it comes up
  • The area gets vacuumed before the crew leaves
  • Most families stay in the rest of the house

Traditional floor demolition

  • Hammers and chisels throw dust straight into the air
  • Fine powder settles in closets, cabinets and ducts
  • Cleanup often runs for days after the crew is gone
  • Rubble gets piled in the yard or on the driveway
  • Everyone at home breathes more silica
  • Families often move out while it's done

Who you're hiring

Who is behind JS Company LLC

JS Company LLC is a Dallas Fort Worth demolition contractor owned by partners Jesus Palacios and Samuel Palacios. They started it in March 2020, formed the LLC in March 2022 and run it from Haltom City, on the northeast side of Fort Worth.

The work is interior and dustless demolition: kitchen and bathroom tear outs, tile and floor removal, concrete and patio removal and junk hauling. We also install epoxy floor coatings. That last part shapes how we prep a slab, because we put floors down on concrete ourselves.

Health and safety

Why tile and concrete dust has to be captured

Tile, grout, thinset, natural stone and concrete all contain crystalline silica. Breaking or grinding them releases particles small enough to settle deep in the lungs. OSHA regulates that dust on every construction site under 29 CFR 1926.1153, and the rule is specific about how to control it.

50 µg/m³

The most respirable silica a worker can be exposed to, averaged over an 8 hour day.

25 cfm per inch

Airflow OSHA Table 1 requires from a grinder's dust collector, per inch of wheel diameter.

99% filter

Minimum filter efficiency OSHA Table 1 sets for shroud and dust collection setups.

Pre 1980s floors

Old vinyl tile and black mastic may contain asbestos. Test it before anyone breaks it.

FAQ

Dustless floor demolition FAQs for Haslet homeowners

39 straight answers. Filter by topic or search for yours.

What is dustless floor demolition?

Dustless floor demolition is floor removal with the dust pulled into a vacuum at the tool. The hammer or grinder breaks up the old floor while a shroud and extraction hose catch the powder, so it doesn't spread through the house. Then the thinset or glue comes off and the debris gets hauled away.

Is dustless floor removal really 100 percent dust free?

No, and anyone who says it is is overselling. Catching dust at the tool gets rid of most of what traditional demolition throws into the air. Plastic sheeting and floor protection handle the rest. Expect a much cleaner house, not a sterile one.

How is dustless demolition different from regular floor demolition?

Regular demolition breaks tile with hammers and chisels and lets the dust land wherever the air takes it. Dustless demolition runs every cutting, chipping and grinding tool on a dust extraction vacuum and cleans up as the work moves along.

Can I stay home while you remove my floors?

Most homeowners do. Keep kids and pets out of the work area, and plan around the noise. The tools are loud even when the dust is under control.

Do you haul away the old flooring?

Yes. Debris gets bagged or loaded as it comes up and leaves in our own dump trailer. You won't be left with a pile on the driveway.

What condition is the floor left in?

Down to a clean slab or subfloor, with thinset or adhesive taken off to the level your next installer needs. Tell us what's going in next and we'll prep for that product.

Why is tile and concrete dust dangerous?

Tile, grout, thinset, stone and concrete contain crystalline silica. Breaking or grinding them releases particles fine enough to reach deep into the lungs. OSHA's construction standard, 29 CFR 1926.1153, caps worker exposure at 50 micrograms per cubic meter over an 8 hour day.

How do you keep dust out of the rest of my Haslet home?

Plastic over doorways and cabinets, covered floors outside the work area, extraction on every tool, and vacuuming during and after the job.

Will dust get into my air conditioning?

Vents in the work area get covered before removal starts. Show us where your returns are at the walkthrough. Switching the system off while we grind helps too.

Is dustless removal better for kids, pets and allergies?

Less dust in the air means less for them to breathe, which matters most for young kids, pets and anyone with asthma. They should still stay out of the work area while the tools run.

What if my old flooring has asbestos in it?

Some vinyl tile, sheet flooring and black mastic made before the 1980s contained asbestos. If your floor is that old, or you see 9 inch square tiles or black glue, get a sample tested by a Texas licensed asbestos inspector first. Nobody should break or grind suspect material until the results are back.

Do you protect cabinets, walls and fixtures?

Yes. Cabinets, fixtures and nearby walls get wrapped or covered before anything comes up, which you can see in our job photos. Want your baseboards saved? Tell us at the walkthrough.

How loud is it?

Loud. Rotary hammers and grinders make noise with or without dust control, so plan calls and naps around working hours.

What types of flooring do you remove?

Ceramic and porcelain tile, natural stone, hardwood, engineered wood, laminate, luxury vinyl plank, sheet vinyl, VCT, carpet and pad. We also take off the thinset, mortar beds and adhesives underneath.

Can you remove tile that sits on a mortar bed?

Yes. A mortar bed is thicker, often an inch or more, so it's slower to break and heavier to haul. It comes up the same way, with chipping tools on extraction, and the bed goes out with the tile.

Do you remove the thinset after the tile comes up?

Yes. Leftover thinset gets ground off with a shrouded grinder on extraction, so the slab is flat and clean enough for the next floor to bond.

Can you remove glue down hardwood or vinyl?

Yes. The boards or planks come up first. Then the leftover adhesive gets scraped or ground to whatever surface your new flooring maker requires.

Do you remove bathroom and shower floor tile?

Yes, including around toilets, tubs and vanities. Tell us which fixtures are staying and we'll plan around them.

Can you take out the floors in a whole house at once?

Yes. A lot of newer Haslet homes have one continuous run of tile or wood through the kitchen, living room and halls. We move the containment room by room so the rest of the house stays usable.

Do you remove commercial flooring?

Yes. Offices, retail spaces and restaurants, including full commercial interior gut outs. We schedule around your opening hours.

Can you get a garage floor ready for epoxy or flake?

Yes. Old paint, coatings and stains get ground off so the new coating bonds. We install flake epoxy floors ourselves, so we know what the coating needs from the slab.

Do you remove outdoor patio stone or tile?

Yes. Flagstone, tile and pavers on patios and outdoor kitchens come up down to the concrete, like the patio in our project photos.

Do you serve Haslet, TX 76052?

Yes. Haslet's 76052 ZIP code is on our service list, along with nearby Justin, Northlake, Roanoke, Trophy Club, Keller, Saginaw and north Fort Worth.

Which Haslet neighborhoods do you work in?

All of them, including Sendera Ranch, Wellington, Elizabeth Creek, Haslet Heights, Van Zandt Farms, Lonesome Dove Estates and homes on acreage lots.

Where is JS Company based, and how far is Haslet?

We're based in Haltom City, TX 76117, on the northeast side of Fort Worth. Haslet is usually within half an hour up Interstate 35W or US 287.

What are your business hours?

Monday to Thursday, 8:30 AM to 6 PM. Friday, 8 AM to 6 PM. We're closed Saturday and Sunday.

How soon can you start?

That depends on the schedule that week. Call or text and you'll get the next open start date along with your estimate.

How long does floor removal take?

It depends on square footage, the floor type and what's under it. A single bathroom is a much shorter job than a whole house of tile on a mortar bed. Your estimate comes with a time frame for your floor.

Do you speak Spanish?

Yes. Hablamos español, on the phone and on the job.

How much does dustless floor removal cost in Haslet?

JS Company doesn't publish a flat rate, because the price depends on square footage, floor type, what's underneath, obstacles like cabinets and stairs, and how much debris gets hauled. The estimate is free.

Are estimates free?

Yes. Every estimate for dustless floor removal in Haslet is free.

Can I get an estimate from photos?

Yes. Text or WhatsApp photos of the floor, the rough square footage and your ZIP code to (817) 873 9979. Some floors need a walkthrough to confirm what's underneath before the price is final.

Is haul off included?

Haul off and cleanup are part of what we do on every floor. Ask for both to be written on your estimate so you know exactly what's covered.

What makes floor removal cost more?

Mortar bed tile, natural stone, several layers of old flooring, stubborn adhesive, stairs, and rooms that are still furnished.

Is JS Company LLC insured?

Yes, JS Company LLC is fully insured. Ask for a certificate of insurance before work starts and we'll send it.

Is JS Company BBB accredited?

Yes. The BBB lists us as J&S Company, accredited since July 11, 2022 with an A+ rating. Our BBB file has been open since April 2020.

Who owns JS Company LLC?
