The service
Dustless floor demolition is floor removal with the dust pulled into a vacuum at the tool. The hammer, chipping tool or grinder breaks up the old floor while an attached shroud and extraction hose catch the powder before it spreads through your house.
Every floor removal is really three jobs. Lift the old floor. Take off what held it down, whether that's thinset, a mortar bed, glue or mastic. Then get every piece out of the house. We do all three, so your installer walks in to a clean slab or subfloor.
It matters more in a growing town like Haslet. Haslet went from 1,952 people in the 2020 census to an estimated 3,861 in 2023, and newer open plan homes often run one floor through the kitchen, living room and halls. Change that floor and the dust has half the house to travel through.

Ceramic and porcelain tile, including large format and wood look plank tile. Broken out with a shrouded rotary hammer.
Marble, travertine, slate and limestone. Stone runs thicker and heavier than ceramic, so it takes longer and fills the trailer faster.
Tile set on a sand and cement mud bed that's often an inch or more thick. Common in showers and older custom homes.
Nail down and glue down solid hardwood, pulled board by board. Nails and staples come out of the subfloor too.
Floating or glued engineered planks and laminate, plus the foam or felt underlayment under them.
Luxury vinyl plank, sheet vinyl and commercial VCT. The glue left behind gets scraped or ground.
Carpet and pad cut, rolled and carried out. The nailed tack strips along every wall come up with them.
Leftover thinset ground off so the new floor sits flat and actually bonds to the slab.
Carpet glue, vinyl adhesive and cutback mastic. Black mastic from before the 1980s gets tested for asbestos first.
High spots ground down and the surface cleaned to what your tile, wood or vinyl installer asks for.
Old paint, coatings and stains ground off so epoxy or flake bonds. We install flake floors ourselves.
Tile taken out up to and around cabinets, islands and appliances. Cabinet faces get wrapped first.
Bathroom floors and shower floors, worked around the toilet, tub and vanity you're keeping.
One continuous run of tile or wood through the kitchen, living room, halls and bedrooms. Containment moves with the crew, room by room.
Offices, retail and restaurant spaces. We plan the work around the hours you're open.
Flagstone, tile and pavers on covered patios and outdoor kitchens.
Broken tile, wood and bagged dust loaded as the floor comes up, then hauled away in our own dump trailer.
Plastic comes down, the work area gets vacuumed and nearby surfaces get wiped before the crew leaves.
After the demo
On concrete, we can. We install flake epoxy garage floors and concrete overlays, so we prep every slab knowing what a coating needs.

How it works
Six steps. The first one takes about two minutes on your phone.
Send a few photos of the floor, the rough square footage and your Haslet address to (817) 873 9979.
We confirm the floor type, what's under it and what's staying. Then you get a price and a start date.
Plastic goes over doorways, cabinets and vents. Floors outside the work area get covered.
Tile, stone, wood or vinyl comes out with every tool connected to a dust extraction vacuum.
Thinset, mortar or glue comes off, so the slab or subfloor is ready for your installer.
Debris leaves in our trailer. The plastic comes down and the area gets vacuumed.

Who you're hiring
JS Company LLC is a Dallas Fort Worth demolition contractor owned by partners Jesus Palacios and Samuel Palacios. They started it in March 2020, formed the LLC in March 2022 and run it from Haltom City, on the northeast side of Fort Worth.
The work is interior and dustless demolition: kitchen and bathroom tear outs, tile and floor removal, concrete and patio removal and junk hauling. We also install epoxy floor coatings. That last part shapes how we prep a slab, because we put floors down on concrete ourselves.

Health and safety
Tile, grout, thinset, natural stone and concrete all contain crystalline silica. Breaking or grinding them releases particles small enough to settle deep in the lungs. OSHA regulates that dust on every construction site under 29 CFR 1926.1153, and the rule is specific about how to control it.
The most respirable silica a worker can be exposed to, averaged over an 8 hour day.
Airflow OSHA Table 1 requires from a grinder's dust collector, per inch of wheel diameter.
Minimum filter efficiency OSHA Table 1 sets for shroud and dust collection setups.
Old vinyl tile and black mastic may contain asbestos. Test it before anyone breaks it.

Pricing
JS Company doesn't publish a flat rate for floor removal. So we won't make one up here. The price comes from the six things below, and a free estimate from your photos covers all of them.
How much floor is coming out, room by room.
Porcelain, stone and mortar beds take longer than vinyl or carpet.
Thinset, a mud bed, glue and mastic each need a different finish.
Cabinets, islands, stairs, toilets and tubs slow the cutting line down.
Empty rooms go faster than rooms that are still full.
Tile and mortar beds fill a trailer a lot faster than carpet does.

Dustless floor demolition is floor removal with the dust pulled into a vacuum at the tool. The hammer or grinder breaks up the old floor while a shroud and extraction hose catch the powder, so it doesn't spread through the house. Then the thinset or glue comes off and the debris gets hauled away.
No, and anyone who says it is is overselling. Catching dust at the tool gets rid of most of what traditional demolition throws into the air. Plastic sheeting and floor protection handle the rest. Expect a much cleaner house, not a sterile one.
Regular demolition breaks tile with hammers and chisels and lets the dust land wherever the air takes it. Dustless demolition runs every cutting, chipping and grinding tool on a dust extraction vacuum and cleans up as the work moves along.
Most homeowners do. Keep kids and pets out of the work area, and plan around the noise. The tools are loud even when the dust is under control.
Yes. Debris gets bagged or loaded as it comes up and leaves in our own dump trailer. You won't be left with a pile on the driveway.
Down to a clean slab or subfloor, with thinset or adhesive taken off to the level your next installer needs. Tell us what's going in next and we'll prep for that product.
Tile, grout, thinset, stone and concrete contain crystalline silica. Breaking or grinding them releases particles fine enough to reach deep into the lungs. OSHA's construction standard, 29 CFR 1926.1153, caps worker exposure at 50 micrograms per cubic meter over an 8 hour day.
Plastic over doorways and cabinets, covered floors outside the work area, extraction on every tool, and vacuuming during and after the job.
Vents in the work area get covered before removal starts. Show us where your returns are at the walkthrough. Switching the system off while we grind helps too.
Less dust in the air means less for them to breathe, which matters most for young kids, pets and anyone with asthma. They should still stay out of the work area while the tools run.
Some vinyl tile, sheet flooring and black mastic made before the 1980s contained asbestos. If your floor is that old, or you see 9 inch square tiles or black glue, get a sample tested by a Texas licensed asbestos inspector first. Nobody should break or grind suspect material until the results are back.
Yes. Cabinets, fixtures and nearby walls get wrapped or covered before anything comes up, which you can see in our job photos. Want your baseboards saved? Tell us at the walkthrough.
Loud. Rotary hammers and grinders make noise with or without dust control, so plan calls and naps around working hours.
Ceramic and porcelain tile, natural stone, hardwood, engineered wood, laminate, luxury vinyl plank, sheet vinyl, VCT, carpet and pad. We also take off the thinset, mortar beds and adhesives underneath.
Yes. A mortar bed is thicker, often an inch or more, so it's slower to break and heavier to haul. It comes up the same way, with chipping tools on extraction, and the bed goes out with the tile.
Yes. Leftover thinset gets ground off with a shrouded grinder on extraction, so the slab is flat and clean enough for the next floor to bond.
Yes. The boards or planks come up first. Then the leftover adhesive gets scraped or ground to whatever surface your new flooring maker requires.
Yes, including around toilets, tubs and vanities. Tell us which fixtures are staying and we'll plan around them.
Yes. A lot of newer Haslet homes have one continuous run of tile or wood through the kitchen, living room and halls. We move the containment room by room so the rest of the house stays usable.
Yes. Offices, retail spaces and restaurants, including full commercial interior gut outs. We schedule around your opening hours.
Yes. Old paint, coatings and stains get ground off so the new coating bonds. We install flake epoxy floors ourselves, so we know what the coating needs from the slab.
Yes. Flagstone, tile and pavers on patios and outdoor kitchens come up down to the concrete, like the patio in our project photos.
Yes. Haslet's 76052 ZIP code is on our service list, along with nearby Justin, Northlake, Roanoke, Trophy Club, Keller, Saginaw and north Fort Worth.
All of them, including Sendera Ranch, Wellington, Elizabeth Creek, Haslet Heights, Van Zandt Farms, Lonesome Dove Estates and homes on acreage lots.

That depends on the schedule that week. Call or text and you'll get the next open start date along with your estimate.
It depends on square footage, the floor type and what's under it. A single bathroom is a much shorter job than a whole house of tile on a mortar bed. Your estimate comes with a time frame for your floor.
